Tuffley Developments

Background

Dr. Glas started the surgery at 10 Tuffley Lane (see History link, left). The building has been in continuous use since then, with very little change to its fabric. It is now not up to standard for a doctors; surgery, and we have been trying to improve the premises for a number of years, either by building a new surgery nearby or by developing 10 Tuffley Lane. many possibilities have been pursued and, up until now, have fallen through either due to planning problems, financial constraints or changes in Primary Care Trust (PCT) policy.

Future

However, we now believe that threads are coming together and that we have a real chance to bring about a new development in the Tuffley area with the support of the PCT and a group of active patients.

The immediate issue is securing 10 Tuffley Lane as a home for the practice in Gloucester while new premises are planned and built. This has been made possible by a well-wisher, who is purchasing the house in order to rent it to the practice. As the rent needed to cover interest on the mortgage is higher than that paid to the practice by the NHS, many patients have donated money to St. Luke's Trust to cover this difference and enable the practice to continue. This money, combined with income from fundraising activities looks like securing the building for the three years it is estimated it will be until we are able to move into new premises (see below for more details of how you can help).

 

Appeal for loans

We would like to ask that any member of the community who supports the continuation of the Tuffley surgery and who is in a position to offer an interest-free loan for three years to contact us. The loan would be secured and repayable after three years when the property will be resold. such loans would reduce the mortgage on the building and thereby reduce the rent that St Luke’s Trust needs to pay. This, in turn, would make all the current and future donations made to the Trust for the Tuffley surgery last longer.

Furthermore, in the event of the value of the property being higher when sold again, the buyer would return interest on the loan up to the annual building society deposit interest prevailing for each of those three years (simple interest, not compounded) as the buyer has stated they have no intention to profit from such an increase in value. Nevertheless, if property prices fall, the loans will be repaid in full, though without interest.
